Upon scheduled arrival the property should be 100% ‘photo ready’. The property will be photographed ‘as is’ and nothing will be touched with the exception of blinds and light switches.

It is preferred that the properties be unoccupied during the photography appointment. In Ohio we have Electronic Lock Box (SentriKey) access and for all other properties access through combo lockbox, garage door, etc. should be conveyed prior to arrival.

Photo package pricing must include all total square footage of finished areas to be photographed including finished basements, pool houses, guest houses, outbuildings, etc. Photo package and pricing will be adjusted according to total finished square footage for final invoice. We reserve the right to adjust pricing based on finished square footage photographed, unique properties and extra photos if necessary. Only primary areas of the property will be photographed. Additional areas to photograph such as garages, closets, pantries, powder rooms, etc. should be included in the 'Notes/Special Instructions" and will be included in the standard number of photos per package.

TERMS AND CONDITIONS

Terms and Conditions: Properties must be photo ready at the time of the appointment. Properties will be photographed in the condition at the time of appointment. Homes should be clean, decluttered, and ready to be photographed. We have limited time and are unable to wait for the property to be prepared. Please review our tips for preparing the property for photographs. Staging services are not included with any packages. Cancellations or reschedules within 24 hours of appointment may incur a fee. Rescheduling due to inclement weather will be to the first available mutually agreed appointment. Licensing Agreement Under Federal Copyright law (US Copyright Act, Title 17, US Code), The First Showing LLC (Photographer) owns the copyright to all images produced. The Client is purchasing Limited Licensing Rights to use images in marketing of this single property. Images may not be used to market other similar properties. Images are licensed solely to the Client who paid for the service and solely for marketing this specific property for sale. "Third-Party Use" rights are not granted and images may not be provided, distributed or sold to any third party including, but not limited to, stagers, homeowners, builders, other agents, or any print or Internet publication without the consent of the Photographer and suitable compensation. Client agrees to refer all third parties requesting USE of said work, directly to Photographer. Photos used in magazines and/or marketing publications must also include a credit to the Photographer. Photographer reserves all other rights including Editorial Use. A returned check, declined credit card or lack of payment voids any and all Rights to Use the work and deems any and all USE as an infringement on The First Showing LLC's copyright. A retainer shall not be considered payment in full. Community, lifestyle, landscape, common area amenities, etc. images for the specific property to be used beyond the marketing of the specific property may be purchased for an extended license usage fee which will be based on length of license and intended use.
