Getting your home ready before the photo session ensures the best possible results and a smooth, efficient process. Our team photographs the property as it is presented—with only minor adjustments made to blinds, curtains, and lighting.
Whenever possible, properties should be unoccupied during the session. In Ohio, we access homes through SentriKey electronic lockboxes. For all other properties, please provide access information in advance (combination lockbox, garage code, or other method).
The Basics – Applies to All Areas

Thoroughly clean the home: vacuum, mop, wipe counters, and clean windows.

Turn all lights on, including lamps. Dimmer switches should be set around 50%.

Replace burned-out bulbs.

Turn all ceiling fans off.

Turn off TVs and computer screens.

Open blinds and window coverings to maximize natural light.

Make all beds, with decorative pillows/shams if available.

Remove visible items from under beds.

Remove small throw rugs/mats (especially in kitchens and baths) to reveal flooring.

Store away shoes, jackets, and clutter.

Remove dish towels, sponges, and cleaning supplies. Hang only neat, decorative towels.

Clear bathroom counters, showers, and tubs of personal items.
What’s Not Included
We’re only there to photograph so there are things we will not do – no staging, cleaning, or rearranging. We will not:

Move furniture, make beds, or de-clutter.

Pick up toys or yard items.

Photoshop vehicles, power lines, wall damage, cords, etc.

Touch personal items such as toiletries, dishes, laundry, medications, purses, wallets, or electronics.
Minor adjustments may be made to blinds, curtains, pillows, or lights.
